Niche markets may be the answer to your next home purchase !
Many buyers today are looking for a home to be more then just a solution to the need for shelter or even an investment in their finical future, they want it to be a lifestyle choice. Some times they can find what they are looking for by digging a little harder to find the pockets of homes that make up the most desired neighborhoods within a given area or city.
Take, for instance, the Mormon Island neighborhood of El Dorado Hills, where 37 acres of private woodlands and meadows surround 40 custom-built houses on large lots near Folsom Lake. Each homeowner has a stake in the shared property with its walking paths, horse barn and corral in the El Dorado County foothills.
Most of these homeowners have been there since the community was built out 30 to 40 years ago and now they are getting older and are ready to downsize. Homes in this are selling in the middle of the price range for El Dorado Hills , however it is my feeling that offer a lot more then that in value due to their unique location within the community.
That's interesting , maybe it really is all about Location (Region) Location (City) , Location (Neighborhood).
